11 things to consider when buying a property

Let’s face it, buying a home is a huge commitment, that’s why you want to make sure that it’s properly inspected and there’re no hidden flaws to it.

But the truth is, even before thinking about the inspection report, you should already make a check list of things you want to consider when looking for a home. We have put together a list of things that could make a big impact to your daily life that you would want to check out when you consider buying a home or a flat.

1. Location

Think about the proximity to your work, the distance to your children school, the time you will need to run to the supermarket. It’s important that you don’t spend half your day running back and forth between home, work, school and shops or it will become tiring very soon, no matter how beautiful your house is!

2. Surrounding

Is the neighbourhood charming? Is the road busy or quiet? Can you hear noise from traffic nearby?  Check out the area at different times of day and different days during the week as this can change drastically.

3. Accessibility

Is the area of your home easy to access? Is it close to main road? Is it close to public transportation? This is an important factor to consider if you’re a commuter. If you are buying a flat, how high up is your flat? Are the elevators in good condition? Is there more than one elevator? Are they large enough? Are the staircases easy to access and easy to climb?

4. Privacy

How is the home situated? Can you see directly into the neighbour’s home or backyard? Can you hear noise from their home? If you can do this, then it’s likely the neighbour can also do the same to you!

5. Amount of natural light

This is one of the factors that many people tend to overlook, but it’s really important, especially during the winter so make sure you check this out properly! If the house/flat has small or not very well placed windows, this could cost you a lot of money to replace/change this.

6. Orientation

The way a house/flat is positioned can affect the amount of light you will get and the heating/cooling bills as well.

7. Layout/floor plan

The layout of the house can have a big effect on your daily life so it would be good if you walk through the rooms while imagining your daily routine. Does it feel good? Do you think the layout fits your need and lifestyle? If not, think about whether it will be easy for you to change it.

8. Size

For some of us, it’s always tempting to go big, but do you need that amount of space? Do not only think of the monthly mortgage payment but also consider the utility bills, tax, insurance, renovation, maintenance and furnishing cost as well. They do add up!

9. Parking

If you own a car, this is an important factor to consider when you view a house/flat. Does your house/flat come with a private parking? If not can you park on the street? Is it safe to park on the street? Is there enough space to park? Check out if there’s any special rule/regulation that might cause inconvenience.

10. Stairs

If you have small children or elderly family member then it’s a good idea to pay attention to this. Or if you plan to go all the way into retirement in this home, make sure it’s future proof. While it’s not a problem for you now, a long a steep staircase or a house with many floors might not be the best choice.

11. Number of bathrooms

If you have a large family, a home that has enough bathrooms so that you don’t have to wait in line in the morning would be a big bonus.
